For Aurélien Collignon, associate director at the co-investing platform FORE Partnership, the past few years have been focused on sourcing property deals for HNW clients and ‘creating value through innovative asset management,’ he says. The real estate investment specialist caters for international clients from Hong Kong to America, passing by Europe and the Middle East. Clients are drawn to Collignon’s pan-European expertise, and the Frenchman is well suited to the task, having worked as vice president in the transaction and portfolio management teams at Pramerica Real Estate Investors (now PGIM), where he advised on an €800 million pan-European fund. More recent projects at FORE have included leading the re-development of an 80,000 sq ft mixed-use office/retail scheme in Manchester. Collignon’s advice is to aim for investment opportunities which blend defensive real estate fundamentals with social purpose. ’This is how we successfully curate spaces and make real estate truly sustainable. It also happens to deliver higher financial returns to our clients’. On his Manchester development, he describes how he favoured retaining the original structure. ‘By not demolishing what’s already there, we’ve not only made the economics work but also leveraged the intrinsic value in the historical building and breathed life back into an abandoned city centre site.’ This is the essence of his ‘Responsible Real Estate’ philosophy’, he says .FORE is famous for their back-to-basics approach and their focus on buildings and how people interact with them. The result is functional, inspirational and architecturally engaging spaces in which people want to work and live.
