It’s not only the property boom in London that matters, it’s also about who is behind the deals. Egerton says the demographics of buyers in Chelsea have changed in the past twelve months, with the English making a glorious comeback. They represented 60 per cent of her clients last year, while Russians have almost disappeared from her phone book. ‘I haven’t seen a Russian looking to buy for about a year,’ she says. She has been selling properties from her office in Cadogan Street since 1988, when she set up the London business of Lane Fox, an agency later acquired by Strutt & Parker. ‘Chelsea is my patch,’ she says, ‘but I’m pretty good on Knightsbridge, Belgravia, Kensington and Notting Hill.’
